He Tourism Area Intervention Plan (PIAT) of the Consell de Mallorca will continue to set the pace for VUT licenses during 2025. In municipalities such as Palma, Calvià, Alcúdia or Pollença, new ones will be declared saturated zones in which the granting of vacation rental licenses will be prohibited.
These measures aim to curb overcrowding and facilitate access to housing for residents. However, they also limit the profitability of many owners who rely on vacation rentals as their primary source of income.
The impact will be uneven: while urban centers will see restrictions on the granting of new licenses, in rural or inland areas, VUT activity will remain viable.
